You may cancel penalty-free anytime before 60 days prior to your arrival date. Thereafter, we will refund  50%  for any cancellation that occurs 30 days prior to your arrival dates. Any cancellations within 30 days of arrival will be refunded only to the extent a replacement guest rebooks your dates.

A maximum of 2 dogs are permitted at a number of our properties namely West Heath, The Flat (they may not stay in the house) and Little Laight. A £25 pet fee applies per pet so please inquire if you plan on bringing a dog.  service animal). Please note we do not allow any pets other than dogs.

The minimum age requirement for booking is 25. With regard to payment, 50% of the booking fee is due on booking and the balance (50%) is due 6 weeks before arrival.  The balance is non-refundable as of the time of payment, however we always refund guests to the extent that we replace them with another booking.

All our properties have plenty of secure parking

Most of our properties have a key safe.  Key safe or not, you will receive a clear and comprehensive email before arrival detailing all the information you will require for entry and an enjoyable stay.
